Preventing Catastrophic Water Leaks

Top Causes of Water Damage—And How to Prevent Them

Leaking Water Heater

Water damage is one of the most common and expensive home disasters—and in many cases, it’s completely preventable. At Grand Lake Plumbing & Heating, we help homeowners across Grand County, Colorado protect their properties from the most frequent causes of water damage, including burst washing machine hoses, frozen pipes, and water heater failures. Knowing how to prevent these problems can save you tens of thousands of dollars in repairs and untold headaches.

1. Frozen Pipes in Mountain Homes

Living in the high elevations of Grand County means freezing temperatures are a regular part of life during the winter. When temperatures drop below 20°F, exposed or poorly insulated pipes are at serious risk of freezing—and bursting. A burst pipe can release over 250 gallons of water a day, causing widespread water damage to walls, floors, and belongings.

Prevention tips: Insulate exposed pipes in crawlspaces, basements, and exterior walls. Keep your home heated to at least 55°F—even if you’re away. Install pipe insulation or heat tape in vulnerable areas.

2. Burst Washing Machine Hoses

Washing machine hoses—especially older rubber ones—are a major cause of indoor flooding. A split hose can leak hundreds of gallons of water in a matter of hours. If your laundry room is on the first or second floor, that water can easily leak through floors and ceilings, creating costly structural damage.

Recommended solution: Replace old rubber hoses with braided stainless steel hoses, which are far more resistant to cracking and bursting. Also consider adding a washing machine shutoff valve that automatically turns off the water supply if a leak is detected.

3. Leaking or Ruptured Water Heaters

Water heaters typically last 8–12 years, but as they age, sediment buildup and corrosion can cause the tank to fail. When a water heater leaks—or worse, ruptures—it can flood a basement or utility room in minutes. In some cases, the pressure can cause structural damage as well.

We recommend regular maintenance, including flushing your tank yearly and inspecting the anode rod. If your water heater is more than 10 years old, it may be time for a replacement.

Pro Tip: Install a leak detection sensor near your water heater. These devices can alert you to leaks and even shut off the water supply to prevent flooding.

4. Plumbing Leaks and Fixture Failures

Other common causes of water damage include cracked toilets, leaking supply lines under sinks, and broken dishwasher hoses. Over time, fittings and connections can loosen, leading to slow leaks that go unnoticed until they cause major mold and water issues.

Have your plumbing inspected regularly by a licensed professional—especially if your home is more than 20 years old. Look for signs of corrosion or wear on pipes and fittings, and never ignore damp spots or musty odors.

5. Sump Pump Failure

If your home has a basement or crawl space, a sump pump is your first line of defense against groundwater intrusion. But like any mechanical device, sump pumps can fail—especially during a power outage or after heavy use.

Test your sump pump twice a year and consider installing a battery backup system. It’s a small investment that could prevent major damage when you need it most.

Install a Water Alarm for Peace of Mind

One of the simplest and most affordable ways to protect your home is with a water alarm or leak detection system. These devices detect even the smallest amount of water and can trigger a shutoff valve to prevent a disaster. Many smart home water monitors can send real-time alerts to your phone.

According to the Insurance Information Institute, many homeowner’s insurance policies do not cover damage from long-term leaks or neglect. That’s why proactive protection is so important.
