The Challenge
Nothing was broken when the conversation about replacement began. The home’s Buderus GB142-30 boiler was still operating and providing heat and hot water.

The Boiler Replacement Solution
The Grand Lake Plumbing & Heating crew, including Danny, Will, and Zachary, completed the boiler replacement over three days, taking the project from full teardown through final commissioning and inspection.
The first day began with shutting off water, gas, and electrical power to the existing equipment. The old boiler venting was disconnected, and the Buderus boiler and side-arm water heater were removed.
The team then installed an IBC SL14-115 G3 high-efficiency condensing boiler and a Bradford White 50-gallon stainless-steel indirect water heater.

Rebuilding the Hydronic Heating System
The installation included new primary and secondary loop piping, a new automatic fill valve, expansion tank, air separator, and related hydronic components.
Near-boiler piping was installed using Type M copper with press fittings to create a clean and serviceable layout. Isolation valves were incorporated so individual components can be serviced without unnecessarily draining the entire heating system.
A magnetic dirt separator and air eliminator were also added to help remove sediment and microbubbles from the hydronic system, protecting the new equipment over time.

A New Indirect Water Heater
The old side-arm water heater was replaced with a Bradford White 50-gallon stainless-steel indirect water heater. The new water heater was installed alongside the boiler with its own expansion tank and isolation valves, allowing it to be serviced independently.

Freeze Protection for Grand County Winters
After the new piping was completed, the system was purged and charged with a fresh 30% glycol solution for freeze protection.

Outdoor Reset and Boiler Controls

While removing the existing distribution piping, the team discovered a zone valve with a cracked and corroded fitting caused by a slow, long-term leak.
The fitting was not part of the original boiler replacement scope, but the crew corrected the problem while the system was already being rebuilt rather than leaving a known failure point for a future service call.

Commissioning and Inspection
Once installation was complete, the Grand Lake Plumbing & Heating team performed the final wiring, startup, and commissioning process.
The crew verified system circulation, control operation, glycol concentration, boiler combustion, and communication with each thermostat in the home. The boiler’s combustion settings were tuned to manufacturer specifications before the system was placed into service.
A plug-in carbon monoxide and explosive-gas detector was also added to the mechanical room as an additional safety measure.
The county inspector arrived while the crew was completing commissioning and approved the installation that same day.
The Results
The Winter Park homeowner now has a modern, high-efficiency hydronic heating system in place of equipment that had reached roughly two decades of service.
