Well Inspections in Grand County, Colorado

Buying or Selling a Home on a Private Well?

A well inspection tells you the condition of the equipment the house depends on for water. It covers the pump, the pressure tank and the controls, along with how much water the well actually delivers and what is in it. If you are buying a house on a well in Grand County, an inspection is the difference between knowing what you are taking on and finding out in the middle of your first winter here.

What a well inspection covers

  • The pump. How it is performing, how hard it is having to work, and whether it is nearing the end of its service life.
  • The pressure tank. Whether the bladder is intact and the tank is holding air, or whether it has waterlogged and is making the pump cycle.
  • The pressure switch and controls. Whether they are set correctly and cutting in and out where they should.
  • Flow and recovery. How much water the well produces, and how quickly it recovers once it has been drawn down.
  • The casing, cap and seal. The parts that keep surface water and contaminants out of the well.
  • Wiring and connections at the well head and at the tank.
  • A water sample, so you know what is coming out of the well as well as how much.

When a well inspection is worth doing

  • Before you close on a house served by a private well.
  • Before you list a house on a well, so nothing surprises you partway through the sale.
  • When you do not know how old the pump is, or it has been in a long time.
  • When water pressure has been dropping, or the pump has started cycling oddly.
  • After a dry season, if the well has been drawn down harder than usual.

If the inspection turns up a problem, we can fix it. Our well pump service and repair page covers what that involves, our water testing page covers what we test the water for, and our well water storage systems page explains what to do about a well that recovers slowly.
